Education First -  Cambridge, MA

Hult International Business School

Ground Up Construction and New Building – Education First’s newly constructed building for the Hult Business school. The 300,000 square foot 12 story building consists of office and classroom space, as well as student living apartments. The Hult International Business School was opened in the summer of 2019.


  • State of the art office space along with classrooms and eating areas on the lower floors
  • Upper floors consisting of single- and double-bedroom apartments.
  • Mix testing of Air Handling Units, Variable Air Volume boxes, Fan Coil Units, and Exhaust Fans throughout the building.
  • The Hult International Business School is designed for LEED Gold standard.


Commissioning services provided included the following:

  • Commissioning plan

  • Scheduling with the Construction Manager
  • Coordinating Commissioning Team activities
  • Regular Commissioning Coordination Meetings
  • Functional performance testing of 100% of all systems and spaces
  • Emergency power simulations
  • Failure mode analysis and testing

Harvard University

Commissioning HVAC Upgrades to 114 Western Ave

The renovation of the 114 Western Ave building for Harvard University consisted of a full interior build. The HVAC systems required significant upgrades to provide service to the newly designed space. The new space consisted of office spaces, a daycare center, and a classroom space. The work consisted of the replacement of heating and cooling systems, air handling systems, and controls.


Commissioning services provided included the following:

  • Commissioning plan

  • Scheduling with the Construction Manager
  • Coordinating Commissioning Team activities
  • Regular Commissioning Coordination Meetings
  • Functional performance testing of 100% of all systems and spaces
  • Failure mode analysis and testing

Harvard University – Cambridge, Massachusetts

Harvard Kennedy School

The Harvard Kennedy School is an existing, multi-building facility located in Cambridge, MA. This project was a 91,000 SF addition and renovation which added new sections to the existing footprint, interconnecting all buildings in a property perimeter arrangement with courtyard in the center. New additions were designed with their own standalone MEP systems, generally separate from existing systems. New systems were designed to be energy efficient and modern while accommodating the Harvard standard of control and safety.


The project met LEED requirements for the award of a Platinum rating. Total Construction Costs for the project were $126 million. The contractor on the project was Lee Kennedy.


Commissioning services provided included the following:

  • Coordinating Commissioning Team activities
  • Weekly Commissioning Coordination Meetings
  • Functional performance testing of 100% of all mechanical and plumbing systems

Bristol Community College – Fall River, Massachusetts

John J. Sbrega Health and Science Building

The John J. Sbrega Health and Science Building is located in Bristol Community College’s main campus on Elsbree Street in Fall River, Massachusetts.


The new 50,600 SF facility, constructed in 2016, is one of the largest Zero Net Energy (ZNE) science buildings in the region. It includes two full stories, an atrium, and an enclosed mechanical penthouse partial third story. The Building houses the programs for Biology, Chemistry, Clinical Laboratory Science, Dental Hygiene, Medical Technology, and Nursing. It includes teaching laboratories, support spaces, offices, and community spaces.


The project met LEED requirements for the award of a Platinum rating. Total Construction Costs for the project were $30.4 million. The contractor on the project was Bond Brothers.

Commissioning services provided included the following:

  • Design Peer Review
  • Commissioning Plan
  • Scheduling with the Construction Manager
  • Coordinating Commissioning Team activities
  • Weekly Commissioning Coordination Meetings
  • Offsite commissioning of prefabricated skid unit, including controls testing
  • Functional performance testing of 100% of all mechanical and plumbing systems
  • Commission a complex geothermal hybrid heat pump HVAC system under multiple modes of operation
  • Emergency power simulations
  • Testing of all energy recovery systems
  • Testing of laboratory spaces and fume hoods

Harvard University

Commissioning HVAC Upgrades to the Faculty Club

The Faculty Club HVAC systems required significant upgrades to provide continuing service to this historic property. The work consisted of the phased replacement of heating and cooling systems, fan coil units, air handling systems, kitchen exhaust systems, and controls.

The Greater Boston Food Bank

The Greater Boston Food Bank's new 117,000 square feet Yawkey Distribution Center is located in South Boston adjacent to Interstate 93. The new facility is designed to accommodate 40 million pounds of food and contains 33,000 square feet of dedicated dry storage and 100,000 cubic feet of coolers and freezers for refrigerated and frozen products.

Roger Williams University

Commissioning of the New Residence Hall is located in the northern portion of Roger Williams University's one hundred and forty acre campus located at One Old Ferry Road, Bristol, RI. The 120,000 square foot facility provides over 350 beds consisting of units arranged as apartments and suites. Common space includes a great room with support space, seminar rooms, study rooms, laundry, staff apartments, office space, general storage and a cafe/retail area. The building has four main floors, with a partial basement and adjacent service yard, and a mechanical penthouse. The New Residence Hall was designed and constructed to meet LEED requirements.
